Our friends will commemorate their ninth anniversary. Kevin wants to give Kate a surprise vacation where they could relax a bit together. They have tried a bunch of activities like bungee jumping, sky diving, riding in cable cars, surfing among others. Because of this, Kevin is finding it difficult to plan an activity which they have not yet experienced.

Besides, he knows that Kate is the free-spirited type of girl who is always ready and eager to try anything new. He bet that Kate won’t like a romantic night out or a movie together which they do almost every week. But another problem that he has is that he does not have enough funds to spend a vacation outside the country. So he is looking for a nice location near Texas where they can experience a new activity or sport.

He was urgently looking for something until he came across whitewater rafting. He found out that it was a demanding recreational activity where you ride a raft to navigate down a river. From the brochures, he is quite sure that Kate would like it. It is a fun adventure that gives an adrenaline rush as you float down the river. It is usually accomplished in white waters where there are different grades of rough water which makes the trip more exciting.

Kevin found a white water rafting spot in the Arkansas River near Texas. So he decided it would be their objective. When they were there, Kate was so excited about white water rafting. She definitely had fun with the excitement that it accompanies. She thought it was one of the greatest adventure she had with Kevin. Kevin felt fulfilled that he was able to pull off their surprise anniversary celebration. He was just so ecstatic seeing Kate enjoyed his surprise.

Your Medical Insurance Is On the Line And an Organization You Have Never Heard of Is Holding the Reigns

They know who you are, whether you smoke and how fast you drive. If you’re applying for medical insurance, you need to know what the MIB knows.

What does medical insurance have in common with the CIA, Freemasons and the Skull and Bones society? Your eligibility for affordable medical insurance or major medical insurance plans just may be shrouded in the mysterious folds of an organization the general public knows little about. There are no secret handshakes or enigmatic symbols, but it does have a coding system known only by its employees and members.

What is this ominous-sounding organization? It’s the MIB Group, formerly known as the Medical Information Bureau, and it provides information to insurance companies that can make or break a consumer’s medical insurance application. Though the MIB has been in existence since 1902, most consumers have not heard of it.

The MIB is described as a “membership corporation,” and is owned by approximately 470 insurance companies who make up the MIB’s membership. The MIB’s stated mission is to detect and deter fraud that may occur during the course of a person obtaining medical insurance, life insurance, disability income and other types of healthcare insurance. It protects insurance companies from being defrauded by an applicant who knowingly or unknowingly omits critical information or lies.

The MIB is a lot like a credit reporting agency. It provides information to insurance companies to help them decide whether or not to provide medical insurance to an applicant. The information also helps the insurance company determine the patient’s premiums.

Not everyone has a report on file with the MIB. If you have not applied for medical insurance or an individual life insurance policy within the last 7 years, then you do not have an MIB report. According to figures reported by the MIB, the organization collects information on around 15% to 20% of people who have applied for either medical insurance or life insurance policies.

The MIB’s similarity to credit reporting agencies isn’t a superficial one. The U.S. government classifies the MIB as a consumer reporting agency, which means it must comply with both the US Fair Credit Reporting Act and the Fair and Accurate Credit Transactions Act. That means consumers have the right to a copy of the information reported by the MIB to insurance companies. In fact, you have access to one free MIB report each year.

Some of the information collected and reported by the MIB includes:

  • Medical conditions
  • Medical test results
  • Negative habits such as drugs, alcohol abuse, smoking and overeating
  • Hazardous occupations and/or hobbies
  • Poor driving history

Information collected about the MIB stays in a consumer’s files for seven years. Also, a consumer’s record will indicate which, if any, members have requested their information within the previous 12 months.

Because this information can affect a person’s ability to obtain medical insurance, consumers are encouraged to check with the MIB and to request their report if one exists. That way the consumer can check the report for accuracy and will be aware of any issues which may negatively impact their ability to qualify for medical insurance. Consumers have the ability to dispute any of the information on their report through the MIB’s dispute process.

How Much Is Your Home Worth? Wanna Bet?

Would you be willing to bet $300 of your own money that your home is worth what you think it is? Unless you’re ultra-competitive and will bet on pretty much anything, my guess is your answer would be a resounding “No!”

When you go to buy a home, or refinance your existing home, that’s exactly what you’ll be doing in most cases. This is one of the lesser known and most common mortgage ripoffs that occur because people outside the industry don’t know better. Knowing this and other mortgage financing secrets can save you hundreds or even thousands of dollars.

Purchasing a home, unless you’re independently wealthy, involves borrowing the majority of the purchase price from a lender, typically a bank. Before the lender will give you the money, they’re going to want some assurance that the property you’re going to buy is worth at least that much money, and in most cases more. It’s unusual these days to find any lender that will give you 100% of the value of a property. It’s typically 15-20% now. A far cry from the wild and woolly days before the mortgage market crash!

So, let’s say you want to buy a house. You go out and find the perfect house. You and the seller haggle back and forth and settle on a price of $100,000, just to keep the math simple.

Now you go find a lender and ask them to give you a mortgage. They tell you “Okay, we’ll give you $80,000.” You’re okay with that, so you proceed with the mortgage application.

As part of the mortgage application process, the lender will require an appraisal of the property. The appraisal must be done by a certified professional appraiser. The lender isn’t going to take the owner’s word for it!

Typically, the lender schedules the appraiser’s visit. The appraiser calls the property owner and arranges to visit the property. You, the applicant, are required to pay for the appraisal before it can take place. In my area, this fee is generally around $300.

So, you’ve now paid $300 to have the property appraised. If the appraiser agrees that the property is worth at least $100,000, no problem. The application process moves forward.

What if the appraiser says the property is worth less than $100,000?

Ready…?

You don’t get the loan, and, worse, you don’t get your $300 back! You just bet $300 and lost!

Lenders have been doing this for years and it’s become accepted as a way of doing business. People simply suck it up, pay the $300 and hope for the best. In recent years when property values were rising rapidly, this was rarely a problem, unless the seller had ridiculous expectations and the buyer no clue about the real value of the property. Nowadays, however, property values are declining and it’s much less certain that the seller, however well intentioned, really knows the value of their property.

Some reputable mortgage brokers have adopted a policy of paying for the appraisal out of their own pockets. This puts the onus on them to do their homework and have a good knowledge of the current property values in their area. From their perspective, it eliminates the possibility that they would have to call a potential customer and tell them they just blew $300.

The buyer will pay the appraisal fee as part of the normal closing costs, so it’s not like they don’t have the obligation to pay it. With the broker paying the fee first, this eliminates the risk on the part of the buyer and is simply good customer service. Shop around for mortgage lenders and brokers and always ask them who pays the appraisal fee!
